There are two different USDA home loan programs. The USDA Guaranteed Rural Home Loan and USDA Direct Home Loan. USDA Guaranteed provides low and moderate income rural residents with better access to affordable housing finance options with little or no down payment or out-of-pocket costs. USDA Direct offers loans to very low and low income families. Mortgage One Northwest, Inc only offers USDA Guaranteed Rural Home Loans.
Borrowers must meet all USDA criteria which include income and asset requirements and the property must be located in a USDA eligible rural area.

Instead of Mortgage Insurance, the program requires a Guarantee Fee. This is an upfront fee that can be financed into the loan amount. There is also an annual fee based on the loan amount charged for the life of the loan. This annual fee is calculated and collected monthly into an impound account with your Property Taxes and Homeowner’s Insurance.
The borrower's adjusted annual income must not exceed the applicable moderate income limit at the time of the request for loan guarantee.
